Some of you have been asking.....
Well it seems some of you would like to know the current allotment of acres we have on hand.
First we should start with saying how much we had to begin with.
We purchased over 2000 acres of West Texas land just over a year ago. Today we are down to 600 acres. In other words folks have seen the light and they understand the importance of Land. It is truly a wealth builder. Also for the purposes of diversification many investors have welcomed the chance to put some of their money in a sure place - Land.
So yes, we have a good portion left of our initial purchase, but i guarantee you it will also be going soon. Remember that due to market forces this land may not always remain at current prices. The price has been pretty stable in the past but of late it has increased somewhat. I know there will be a time when there will be a rush to obtain what is left of the undeveloped land in West Texas. If history be our guide, this undeveloped land is a pot of gold just waiting to happen.
Be proactive, get ahead of the crowd, be ahead of the game - while there is still time.

West Texas Land Price moving up
We sold West Texas land for quite a while at incredibly low numbers. However there are now movements in the price upwards. Please note that we are now selling the lands we have on hand for between $700 to $1000 per acre, depending on location etc. I know that some of you are thinking, is the price this low? Well sometimes deals last for quite awhile. But always remember that the market can change dramatically and those same property may one day be beyond reach.
We usually sell no less than 5 acres, in fact our properties are measured in 5.1 acre blocks. On average therefore we are talking about an investment of at least $3500 dollars. But keep in mind that we offer financing, with no credit checks or interest rate. The terms of agreement are quite extraordinary. Patience - A great financial trait.
One of the reasons why people make deals or get involved in financial transactions is because they would
like to win. They would like to get a return on their investment. Therefore the average investor will look to do things that will present the lowest risk for the most return in the shortest time as possible.
Currently we are experiencing a financial downturn for the sub-prime mortgages, how does that affect land investments?
First of all because of fear the average person will think of waiting until another time to invest.
But remember one thing. Do you know that there are hundreds of thousands of folks that wait for economic downturns in order to make money ! Yes that is so. There are many who buy stocks during that time, knowing fully well that they are being handed a great opportunity to invest in a stock that has now gone down in price but in the future will return to a high price.
Why do investors that buy during down times, do what they do, why do they have such confidence? I will tell you why, they rely on whats called "history". In financial terms we call that trends. In order to make those moves, these investors take a look at history, they take a look at the performance of the stock market, real estate or other other investments in the past and they know that the market will be up in the very near future.
What is the one character trait that you need in order to make money. Its called Patience. If you are an investor that expect to get a pot of gold a month after you made an investment, chances are you will be disappointed.
Get quick schemes are usually illegal or at best unethical. For serious investors who would like to win and make real money, they have got to be patient among other things.
So take my advice, when there is land selling at $700 to $1300 dollars an acre, in west Texas or other parts of this beautiful country called the USA, never let your knee-jerk reaction be to resist the idea. First you should start to ask yourself some fundamentals. If any of your answers to the following yields a "true", then maybe you should not do it.
1) true or false, Buying land is a bad investment
2) true or false, Texas is a bad state to invest in,
3) true or false, legal titles are not available for these lands
4) true or false, Large investors are not investing in this region
5) true or false, Once i buy i will loose value on my investment, because sunlight and rain are draining the quality
6) true or false, Because many of these lands are vacant or with low population today means it will always be like that
7) true or false, Small lots of 5 acres are not available only 50 acre lots
8) true or false, These lots are not GPS measured and without easement
9) true or false, Taxes are high on these lots so i would be loosing money by just keeping them
10) true or false, Financing is not allowed on land only houses.
I would like to tell you that the answer to all the above is a resounding FALSE.
Any novice person, even if they do not have any cash on hand will tell you - buying land that is in good condition, meaning - no toxic waste or chemical spills etc, is a good investment.
With all the news about sub-prime mortgages going downhill you can look at the statistics on the different state and you will find that Texas is not in the list of states having this grave problem.
Titles on all our lands are legally binding,and issued from the county of every land that we have ever sold. All investors get their titles from the county within 3 weeks.
Large investors are very much interested in West Texas, Ask mr Bezos a millionaire investor who recently purchased 165,000 acres for his Spaceport project. Ask the company Blue Origin. Go to the Internet and type in Google the search words, "West Texas Spaceport tourism", read up and get smart, think ahead.
Land is not a new car, it does not start loosing value because the sun is shining on it or its drenched by rain. Actually those things give it value
Make no mistake about it, these lands of West Texas and other areas of low population will be populated in the near future. Do you remember a place called Ocala in Florida? Well about 15 years ago there were many saying that buying lots in this area was a waste of time. Now Ocala is a very thriving area in Florida, there are many investors that made money in Ocala.
We sell lots of at least 5 acres, so you do not have to buy large lots in order to invest in this area. We are considering the fact that the small investor most times do not have that amount of capital to invest.
All the lots we have on hand have been precisely measured with GPS and all lots have a 20 foot easement. There there is no confusion as to the location of your land.
The taxes on a 5 acre lot in West Texas, is less than $40 dollars! Clearly this should not be a deterrent. If you are willing to invest on average $3000.00 dollars on a solid venture , a $40 dollar tax for the county to issue titles etc should not be a problem.
We have many customers that cannot pay for the full amount of their land and would like to finance a portion of their land, we take each one on a case by case basis. If we come to an arrangement, all the financial papers are prepared and a contract is entered into.
